Water Softener Maintenance: Salt, Resin and Service Intervals

A softener left alone for a year quietly stops softening. The schedule that keeps it working: salt, resin, and the parts nobody checks until water goes hard again.

Water softener maintenance comes down to four habits: check salt monthly, clear bridges when they form, clean the resin bed every few months, and watch for the signs a valve or motor is failing before it takes the whole unit down. None of it is hard. Almost all of it is skipped, which is why softeners quietly stop softening long before they actually break.

Salt top-up cadence

Check the brine tank once a month. A family of four on moderately hard municipal water typically uses one to two 40-pound bags a month — well water with hardness and iron both present usually runs higher, because the resin needs more brine to recover between regenerations. Keep the level a few inches above the water line rather than filling to the brim; an overfull tank is the single most common cause of the bridging covered below. Salt bridges and mushing

A bridge is a hard crust across the tank that holds the salt above the water, with an air gap underneath — the tank looks full but the unit is drawing weak brine or none at all, and water starts feeling hard again. Push a broom handle straight down; if it stops on a shelf with hollow space below, that's a bridge, and breaking it up (carefully, away from the brine well tube) restores normal operation immediately. Mushing is the opposite failure: fine salt sediment that compacts into a sludge at the bottom of the tank instead of dissolving cleanly, usually from rock salt or a tank that's been overfilled and gone damp for months. Mushing doesn't clear with a broom handle — it needs the tank drained and the sludge removed by hand. Both are prevented the same way: don't overfill, and switch to uniform evaporated pellets if either keeps recurring on the same unit.

Resin bed cleaning

The resin beads are what actually exchange sodium for hardness minerals, and they slowly get fouled by iron, manganese, and sediment that pass through with the water. A resin cleaner treatment poured in every 3-6 months (more often on iron-heavy well water) strips that fouling before it becomes permanent. Left unchecked, fouled resin loses exchange capacity — the unit still runs its regeneration cycle on schedule, but it comes out of that cycle able to soften less water than it used to, and you don't notice until water starts feeling hard well before the next scheduled regeneration. A resin bed in good condition lasts 10-15 years; one that's run fouled for years without cleaner treatments can need full replacement well ahead of that.

Venturi and injector cleaning

The venturi (injector) is the small nozzle that draws brine out of the salt tank during regeneration using suction from the water flow. It's a narrow passage, and it's the part most likely to clog with sediment or salt residue — when it does, the unit can complete a full regeneration cycle while drawing little or no actual brine, which looks identical from the outside to a resin problem. Most control valves have the injector housed under a small cap on the valve body, removable without tools or with a simple retaining clip. Soaking it in warm water and clearing the nozzle with a thin wire (never anything that can widen the orifice) restores suction. If a unit is regenerating on schedule but water still comes out hard, check the injector before assuming the resin bed has failed.

Brine tank cleaning

Once a year, let the tank run low, disconnect it, and rinse out the sediment that settles at the bottom — heavier with rock salt, lighter with high-purity pellets, but present with either over enough time. A shop vacuum makes quick work of it. This is also the point to inspect the brine well tube (the narrow tube inside the tank that the injector draws through) for cracks or blockages, since a damaged brine well is a less obvious cause of weak brine draws than either a bridge or a clogged injector.

Signs the resin bed is failing

Water staying hard immediately after a completed regeneration, salt consumption climbing without a matching rise in water use, or resin beads visibly appearing in tap water all point to a resin bed that's exhausted or fouled beyond what a cleaner treatment fixes. On well water specifically, iron fouling is the usual culprit, and it's an upstream problem — a softener isn't built to be an iron filter, and running one that way just shortens the resin's life. If iron is present alongside hardness, that gets addressed before the softener, not through it.

Building your own checklist

A short written schedule taped inside the utility closet door does more for a softener's lifespan than any single fix on this page. Note the date each time you top up salt, so a sudden jump in frequency stands out instead of going unnoticed for months. Note the date of the last resin cleaner treatment and the last full brine tank clean-out, so those don't quietly slip from "every few months" to "sometime last year." None of this takes more than a minute per check — the value is entirely in catching a slow decline before it becomes a unit that's been running ineffectively for half a year.

Well water changes the schedule

Everything above assumes reasonably clean municipal water. On a well, iron and manganese both foul resin far faster than hardness alone, which shortens every interval listed here — resin cleaner treatments move from every 3-6 months to something closer to monthly, and the venturi clogs more often because iron sediment is coarser than the salt residue a city-water softener deals with. If a softener on well water is going through resin cleaner constantly and still losing capacity, the actual fix is upstream: an iron filter ahead of the softener, not more frequent softener maintenance. When to call a service tech instead

Most of what's above is homeowner-level maintenance. A few symptoms point past that: a control valve that won't hold a regeneration program or resets itself, a motor that hums but doesn't turn the valve through its cycle, or a persistent weak brine draw after you've already cleared a bridge and cleaned the injector. Those point to a valve or motor problem rather than a maintenance gap, and they're the point where continuing to troubleshoot yourself risks damaging a part that was otherwise fine.
